AED230 million twin-residential tower project is designed by Abdul Rahim Architectural Consultants (ARACO)
Dubai__ July 9, 2017—Ribbon of Light, the highly anticipated two-tower residential
project in Dubai’s Silicon Oasis designed by Abdul Rahim
Architectural Consultants (ARACO), a leading engineering consultant in design
and project management in the UAE, is now more than 50% complete.
Commenting on the project, ARACO General
Manager, Rahim Banizaman Lari said: “In terms of design and function, this project
will be an iconic landmark in an important area of Dubai. We are delighted by
the progress we have made to date and look forward to continuing our successful
collaboration with other project stakeholders over the coming weeks and
months.”
Covering a total construction area of 128,083 sq.ft, the smaller of the
two towers features 238 studio apartments, three lifts and a lobby. The larger
of the two towers offers a combination of 240 one bedroom apartments, 16 two
bedroom apartments and 14 three bedroom apartments.
The upper storeys will feature 30 penthouse units, and the building will
be serviced by six lifts across two lobbies. Across the entire development, 16 duplex
apartments will be available.
The ground floor units across both towers
will provide seven large leasable retail units with community facilities
including two large swimming pools, two kids’ pools, two Jacuzzis and two large
gymnasiums. The development will also feature 708 parking spaces.
With sustainability in mind, both
buildings will be equipped with a chiller cooling system to reduce electricity
consumption while maintaining optimum conditions for tenants and residents,
compared to traditional air conditioning.
In line with
Dubai’s strict new fire safety codes, introduced earlier this year, the towers
will also be fitted with the latest Civil Defense requirements, as well as a
best-in-class security system connected directly to Dubai Police. Italian façade specialist, Zanetti, has been appointed to complete
all façade, glass and cladding
work, maintaining a high level of quality throughout.
Lari continued: “Both towers have been
designed in a cylindrical shape to offer unrivalled views across the city
skyline. This iconic structure, which will be visible for miles around is not
only a landmark within Dubai Silicon Oasis, but will become a landmark
development for Dubai, bringing new investment to a developing district in the
emirate and adhering to Dubai’s strict new environmental, safety and fire
regulations.”
Working with project contractors Gulf
Contracting Company (GCC) and project owners Ribbon of Light Trading FZCO,
ARACO has been appointed as project consultant leading design – including
Architectural Engineering, Structural Engineering and MEP Engineering in
addition to supervision and maintenance.
Further, ARACO has obtained approval for
all plans for the buildings and the necessary licenses from the relevant
authorities in record time due to combined efforts of the Design Engineers at
ARACO, who have extensive experience and knowledge of local procedures, laws
and regulations.
Lari concluded: “Dubai Silicon Oasis is a sustainable

المعمارية "أراكو"

- 9 يوليو 2017) تتواصل أعمال الانشاءات في مشروع "ريبون أوف لايت" الى
وقت متأخر من الليل حسب البرنامج المخطط له.
المشروع الذي يقع في واحة السيليكون في دبي و المكون من برجين سكنيين
مزدوجين و هو من تصميم و اشراف شركة عبد الرحيم للاستشارات المعمارية وصلت نسبة
الانجاز فيه الى 50% .
وفي حديثه عن
المشروع، قال المدير العام في
أراكو، السيد رحيم بني زمان لاري" سيكون هذا المشروع معلماً معمارياً بارزاً
من حيث التصميم و الوظائف المعمارية بالإضافة إلى كونه يقع في منطقة هامة وحيوية
بإمارة دبي. ونحن سعداء بالتقدم الذي أحرزناه حتى الآن، ونتطلع إلى مواصلة تعاوننا
الناجح مع أصحاب العلاقة بالمشروع خلال
الأسابيع والأشهر المقبلة ".
وتقدر مساحة البناء الإجمالية بحوالي 128,083 قدم مربع، فيما يتكون البرج الصغير من 238 استوديو سكني، وثلاثة مصاعد
وقاعة كبيرة. في حين يحوي البرج الأكبر 240 شقة بغرفة نوم واحدة، و 16 شقة بغرفتي
نوم و 14 شقة تتكون من ثلاث غرف نوم.
كما ستضم الطوابق العليا 30 وحدة سكنية "بنتهاوس"، تقع جميعها
ضمن المبنيين المجهزين بستة مصاعد في القاعتين الرئيستين للبرجين. كما سيضم
المشروع ضمن خطته العقارية 16 شقة سكنية مكونة من طابقين.
وستوفر وحدات
الطابق الأرضي في كلا البرجين سبع محال تجارية كبيرة قابلة للتأجير مع مرافق
متعددة تشمل بركتي سباحة كبيرتين وبركتي سباحة خاصتين بالأطفال وحمامي جاكوزي
وصالة ألعاب رياضية كبيرة. بالإضافة إلى توفير المشروع 708 مكان مخصص لركن
السيارات.
ومن الجدير بالذكر
أن المشروع يتم تنفيذه وفقاً لمبدأ الاستدامة حيث سيتم تجهيز كلا المبنيين بنظام
تبريد اقتصادي للحد من استهلاك الكهرباء، مع الحفاظ على الظروف الجوية المثلى
للمستأجرين والمقيمين، مقارنة مع أنظمة تكييف الهواء التقليدية.
وتماشياً مع
قوانين السلامة الصارمة في دبي، والتي تم طرحها في وقت سابق من هذا العام، فإنه
سيتم تزويد الأبراج بأحدث متطلبات الدفاع المدني، فضلاً عن نظام أمن متطور ومتصل
مباشرة بشرطة دبي. كما تم اختيار شركة "زانيتي" الإيطالية المتخصصة
بتنفيذ الواجهات والتصميمات لاستكمال جميع أعمال الواجهة والزجاج والكسوة، للحفاظ
على مستوى عالٍ من الجودة في مختلف تفاصيل المشروع.
وفي هذا الصدد
واصل السيد لاري حديثه قائلاً: "تم تصميم البرجين على شكل أسطواني لتقديم
مناظر لا مثيل لها لتتواءم مع المنظر الجمالي للمدينة. حيث سيكون البرجين بمثابة
أيقونة معمارية ترى على بعد أميال وليست فقط معلماً عقارياً ضمن واحة السيليكون في
دبي، مما يجلب استثمارات جديدة إلى هذه المنطقة النامية في الإمارة ".
ولإنجاز المشروع على أكمل وجه قامت شركة(ريبون
أوف ليت ترادينغ)بتعيين شركة "أراكو" كمستشار للمشروع لإتمام أعمال
التصميم والإشراف على التنفيذ، بما في ذلك الهندسة المعمارية والإنشائية والهندسة الالكتروميكانيكية
بالإضافة إلى عمليات الإشراف والصيانة بالشراكة مع شركة جينكو للمقاولات (جي سي سي
) التي ستقوم بتنفيذ أعمال البناء ،
وعلاوة على ذلك،
حصلت شركة "أراكو" على الموافقة اللازمة لتنفيذ جميع الخطط للمباني وعلى
التراخيص اللازمة من السلطات ذات العلاقة في وقت قياسي، نظراً للجهود المشتركة
التي يبذلها مهندسو التصميم في أراكو، الذين لديهم خبرة واسعة ومعرفة بالإجراءات
المحلية والقوانين واللوائح المعمول بها في دبي.
