Cairo real estate market to witness continued rental growth in 2019

Cairo, Egypt, 21 Jan 2019- With the Cairo real estate market witnessing improved performance across all sectors in 2018, rental growth is expected to continue in the office, residential, retail and hotel market in the year ahead, revealed JLL’s Cairo Year in Review report.


According to Oxford Economics, GDP growth in Egypt is expected to reach 5.4% in 2019 and will continue to remain positive between 2019 and 2021. This growth is attributed to extensive government reforms that are expected to yield increased levels of production, a repositioning amongst exporting countries, and an increase in foreign direct investment .


“Rental growth is being witnessed across all sectors in the Cairo real estate market, indicating healthy demand levels and the real estate market’s ability to withstand constant changes in the economy’s performance,” said Ayman Sami, Country Head, JLL, Egypt.


“Falling inflation is expected to result in increased spending and investment by real estate stakeholders in Egypt. Plans to create 20 new cities around the country, will also drive activity, including investment in alternative asset classes such as healthcare, education and assisted living. The success of these projects will depend upon their ability to not only encourage domestic demand, but to attract international investors,” he added.




Cairo’s office sector continued to grow at a strong pace in 2018 with a positive outlook projected for the next 12 months. Demand is being driven by relocation of local businesses and multinational firms increasingly investing in the capital. New Cairo remains the preferred destination within the Capital and is absorbing the majority of demand for office spaces.




The residential sector performed positively throughout 2018. The growth in the off-plan sector has however impacted the secondary market negatively, as buyers preferred to hold off and wait to purchase off plan units completing in 2019. The rental market has benefited from increased demand for temporary housing.




Retail rents remained largely unchanged during Q4 of 2018, but increased by around 10% over the year, with decreased vacancies. Although vacancies are expected to increase during 2019, with a large pipeline of projects, continued rental growth is anticipated.




The hotel and tourism sector continued to recover throughout 2018, ending the year with the highest occupancies recorded since before the Arab Spring in 2011. The country’s improved security measures were one of the key factors resulting in increased tourist arrivals.




JLL’s 2019 year in review report provides an overview of Cairo real estate’s market performance across the residential, office, retail and hotel sectors, in light of improved macroeconomic conditions since the devaluation of the Egyptian pound in 2016. The full report can be downloaded here.

جيه إل إل .. نمو مطرد لمعدلات الإيجار في سوق العقارات في القاهرة خلال عام 2019

القاهرة، مصر، 21 يناير 2019 – شهد الأداء العقاري في القاهرة تحسن ملحوظ في مختلف القطاعات خلال العام 2018، حيث كشفت شركة الأبحاث العقارية ’جيه إل إل‘ في تقريرها السنوي عن توقع استمرار النمو ضمن أسواق المكاتب والعقارات السكنية ومتاجر التجزئة والفنادق خلال 2019. 

وتشير توقعات شركة ’أوكسفورد إيكونومكس‘، إلى نمو الناتج المحلي الإجمالي في مصر ليصل إلى 5.4% خلال عام 2019، مع استمراره بتسجيل أرقام نمو إيجابية في الفترة بين عامي 2019 و2021. وتُعزى معدلات النمو هذه إلى الإصلاحات الحكومية الواسعة التي شهدها العام الماضي، والتي من المتوقع أن تسهم في تحقيق مستويات إنتاج أعلى، فضلاً عن إعادة مصر إلى مكانتها بين الدول المصدرة، إلى جانب تعزيز معدلات الاستثمار الأجنبي. 

وبهذا الصدد، قال أيمن سامي، المدير الإقليمي لشركة ’جيه إل إل‘ في مصر: "تشهد كافة قطاعات السوق العقارية في القاهرة نمواً في معدلات الإيجار، الأمر الذي يعكس وجود مستويات طلب جيدة، ويبرهن على قدرة السوق العقارية على مقاومة التغيرات المستمرة الحاصلة في الأداء الاقتصادي". 

وأضاف سامي: "في ضوء انخفاض التضخم فإنه من المتوقع زيادة في الإنفاق والاستثمار من قبل الأطراف العاملة في القطاع العقاري في مصر. وبالإضافة لذلك، فإن الخطط لإنشاء 20 مدينة جديدة في مختلف أنحاء الدولة سيعزز من نشاط القطاع بما في ذلك الحركة الاستثمارية ضمن فئات الأصول البديلة، بما فيها الرعاية الصحية والتعليم والرعاية الدائمة. وسيعتمد نجاح هذه المشاريع على قدرتها على النهوض بمستويات الطلب المحلي، بالإضافة إلى استقطاب الاستثمارات الأجنبية". 

هذا واستمر قطاع المكاتب في القاهرة نموه بوتيرة قوية خلال عام 2018، مع توقعات إيجابية خلال 12 شهراً المقبلة، حيث يتزايد الطلب نتيجة عمليات الانتقال التي تقوم بها الشركات المحلية، فضلاً عن زيادة معدلات استثمار الشركات متعددة الجنسيات في العاصمة. وتبقى منطقة القاهرة الجديدة الوجهة المفضلة ضمن العاصمة، مستقطبة معظم الطلب اتجاه المساحات المكتبية. 

وبدوره، سجل قطاع العقارات السكنية أيضاً أداءً إيجابياً خلال عام 2018. إلا أن النمو في قطاع العقارات أثر بشكل سلبي على السوق الثانوية، حيث فضل المشترون التريث والانتظار لشراء الوحدات العقارية على المخطط والتي يستكمل تجهيزها خلال عام 2019. بينما استفاد سوق الإيجارات من زيادة الطلب على المساكن المؤقتة. 

ومن جانبها، لم تشهد حركة إيجارات متاجر التجزئة تغييرات تذكر خلال الربع الأخير من عام 2018، إلا أنها سجلت زيادة قاربت 10% على أساس سنوي، مع انخفاض معدلات الشواغر، التي تشير التوقعات إلى ارتفاعها خلال العام الجاري بفضل العدد الكبير من المشاريع المرتقبة، مع توقع استمرار ارتفاع معدلات الإيجار. 

كما واصل قطاع الفنادق والسياحة انتعاشه خلال 2018، ليسجل في نهاية العام أعلى معدل إشغال فندقي منذ حراك "الربيع العربي" عام 2011. وشكلت الإجراءات الأمنية المُحسنة التي اتبعتها الدولة واحدةً من أهم العوامل التي أدت إلى زيادة أعداد السياح.

المعهد الإفريقي لعلوم الرياضيات يطلق المرحلة الثانية للالتحاق بالماجستير الإفريقي في الذكاء الاصطناعي AMMI

أطلق المعهد الإفريقي لعلوم الرياضيات (AIMS) المرحلة الثانية للتقدم بالطلبات للالتحاق بالماجستير الإفريقي في الذكاء الاصطناعي (AMMI)، وهو برنامج رئيسي مؤسسي تستغرق دراسته عاماً واحداً، ويوفر للشباب الأفارقة المتميزين من جميع أنحاء أفريقيا تدريباً عالمياً على الذكاء الاصطناعي إلى جانب منحهم شهادات معتمدة.

وفي هذا السياق، صرح البروفيسور مصطفى سيسي – مدير برنامج الماجستير الإفريقي في الذكاء الاصطناعي بالمعهد الإفريقي لعلوم الرياضيات ورئيس مركز جوجل للذكاء الاصطناعي في غانا: "لقد شجعنا الحماس والطلبات المتميزة التي تلقيناها في المرحلة الأولى للبرنامج في العام الماضي على الاستمرار. فالماجستير الإفريقي في الذكاء الاصطناعي AMMI يوفر للطلبة التدريب والتعليم المكثف على الرياضيات والذكاء الاصطناعي(AI) ، بهدف إعدادهم للتفكير في طرق جديدة لتخطي التحديات المحلية والعالمية. ولقد أثبتت المجموعة الأولى فاعلية وإمكانات أبحاث الذكاء الاصطناعي الأساسية والبحث الآلي، وأنها ستُثري النظام الأيكولوجي للذكاء الاصطناعي في القارة، مضيفاً: "إننا نتطلع إلى تلقي طلبات جديدة للالتحاق بالماجستير هذا العام".

ومن المقرر أن تتخرج أول مجموعة من طلبة الماجستير الإفريقي في الذكاء الاصطناعيAMMI ، بدعم من فيسبوك وجوجل، في كيغالي في يونيو من هذا العام، وذلك بالحرم الجامعي للمعهد الإفريقي لعلوم الرياضيات AIMS. ويضمّ الماجستير 30 طالبًا من 10 دول إفريقية 43٪ منهم إناث. وبعد برنامج مكثف لمدة عام واحد، يتم حث الخريجين على دراسة الدكتوراه أو الانضمام إلى أفضل مختبرات البحث والتطوير الصناعية والعامة، في إفريقيا وخارجها.

وأضاف البروفيسور سيسي: "إن إنشاء مجتمع فعّال ومتصل عالمياً من الممارسين في إفريقيا سيقلل من الفجوة التكنولوجية ويعزز اقتصادات إفريقيا ويمكّن من الإدارة بشكل أفضل للأعمال".

وللتقدم للماجستير، يجب أن يكون الطلبة حاصلين على درجة البكالوريوس في الرياضيات أو علوم الكمبيوتر أو الهندسة الكهربائية أو ما يعادلها من معهد معتمد، وأن يكونوا مهتمين و / أو لديهم خلفية في الذكاء الاصطناعي، والتعلم الآلي. كما أنه يجب أن يكون لدى الطلبة اهتمام كبير بحل المشكلات المحلية والقارية باستخدام العلم والتكنولوجيا.

ETIHAD CARGO AWARDED IATA’S CEIV CERTIFICATION FOR PHARMACEUTICALS LOGISTICS

Abu Dhabi, United Arab Emirates – Etihad Cargo has set a notable benchmark in the region by becoming the Middle East’s first carrier to be awarded IATA’s Centre of Excellence for Independent Validators (CEIV) certification in Pharmaceutical Logistics. The airline is one of only 16 carriers to hold this important certification worldwide.

The certifications cover both the airline operations of Etihad Cargo, as well as cargo handling and warehousing at its hub in Abu Dhabi International Airport, underlining Etihad’s excellence in maintaining product integrity and managing high-value, temperature-sensitive shipments for the pharmaceuticals and life sciences industries.

Abdulla Mohamed Shadid, Managing Director Cargo and Logistics at Etihad Aviation Group, said: “Etihad Cargo is honoured to become the region’s first carrier to be awarded IATA’s CEIV designation for Pharma. Since we launched our refreshed strategy in early 2018, a lot of focus has gone towards enhancing our premium product verticals and offering the highest quality and reliability standards to our customers. الاتحاد للشحن تحصل على

اعتماد مركز تميز المدققين المستقلين لخدمات نقل الأدوية التابع لأياتا 

أبوظبي، الإمارات العربية المتحدة- حققت الاتحاد للشحن إنجازاً ملحوظاً على الصعيد الاقليمي حيث أصبحت أول ناقل جوي في الشرق الأوسط يحصل على اعتماد مركز تميز المدققين المستقلين لخدمات نقل الأدوية التابع لاتحاد النقل الجوي الدولي (أياتا)CEIV، وواحدة من 16 ناقلا فقط في العالم يحملون هذه الشهادة المهمة.

ويغطي الاعتماد عمليات الاتحاد للشحن كناقل جوي، إضافة إلى عمليات مناولة الشحن والمستودعات في مبنى الشحن في مطار أبوظبي الدولي، ما يثبت تميّز الاتحاد في الحفاظ على سلامة منتجات قطاعي الأدوية وعلم الأحياء وفي إدارة الشحنات القيمة التي تتأثر بالحرارة.

في تعليق له على هذا الإنجاز، قال عبدالله محمد شديد، المدير الإداري لشؤون الشحن والعمليات اللوجستية في مجموعة الاتحاد للطيران: "تفتخر مجموعة الاتحاد للطيران بأنها أصبحت أول شركة في المنطقة تحصل على اعتماد مركز تميز المدققين المستقلين لخدمات نقل الأدوية. منذ انطلاق استراتيجيتنا المتجددة أوائل 2018، ركزنا على تعزيز الخدمات المتميزة وتقديم أعلى معايير الجودة والموثوقية لعملائنا. ويمنح الاعتماد خدمة الاتحاد لنقل الأدوية (TempCheck) دعماً إضافياً."

كما حصلت شركة الاتحاد لخدمات المطار على اعتماد CEIV PHARMA. وإضافة إلى شبكة وجهات الاتحاد للشحن التي تغطي الأميركيتين، أوروبا، آسيا وأستراليا مع طائرات لنقل المسافرين الحديثة إضافة إلى أسطول طائرات الشحن من طراز بوينغ 777، يعيد هذا الاعتماد تأكيد إمكانية الاتحاد على توفير خدمات سهلة لنقل البضائع بالحرارة المناسبة لها وتعزز موقع أبوظبي كمركز لوجستي عالمي ومحوري.

خضعت الاتحاد للشحن لبرنامج تطوير واسع النطاق شمل كامل المنشآت، والأنظمة والبرامج لملاقاة متطلبات شهادة CEIV Pharma، التي تضم قوانين مراقبة الحرارة التي نصتها أياتا، وأفضل ممارسات التوزيع المناسب GDP، إضافة إلى عدة معايير دولية أخرى. وتضمنت هذه التطورات استخدام عربات النقل المبردة في مطار أبوظبي الدولي، واستخدام البطانيات الحرارية في مطار أبوظبي وعدد من المطارات في مختلف أنحاء العالم، واتفاقيات مزودي حاويات يمكن التحكم بدرجات الحرارة فيها، إلى جانب عدد من المبادرات الأخرى.

ولتعزيز التزامها لهذا القطاع، أطلقت الاتحاد برنامج توسّع وتجديد لمبنى الشحن في مطار أبوظبي الدولي في الربع الأخير من العام 2018 بهدف زيادة المساحة المكيّفة في المنطقة المخصصة للأدوية بحلول 2020، إلى جانب منشأة تخزين مؤقت مخصصة للأدوية في مبنى المطار الجديد.

وتابع شديد "خلال العام 2018، شهدنا تغييرات محورية في أعمالنا لاقت نجاحاً ملحوظاً، حيث سجلنا أرقاماً قياسية جديدة في مختلف قطاعات أعمالنا مع اعتماد استراتيجية جديدة لأسطول طائرات الشحن بالتركيز على طائرة بوينغ 777، واطلاق شبكة وجهات جديدة ومحدّثة مع زيادة القدرة الاستيعابية على الخطوط التجارية الأساسية. كما قمنا بطرح خدمتي " FlightValet" لنقل السيارات الفاخرة وخدمة " FreshForward" لنقل المواد الطازجة اللتين شهدتا نجاحاً مبهراً منذ انطلاقهما. هذا وقد أتممنا في أكتوبر 2018 عملية الانتقال إلى المنصة الرقمية iCargo. ويأتي اعتماد مركز تميز المدققين المستقلين لخدمات نقل الأدوية كانطلاقة رائعة للعام 2019، ليضع حجر الأساس لأهداف العام وترسيخ مركزنا كشريك أساسي للشحن."

UAE’s 1 million diabetics could benefit from “Surgery in a Pill” as an alternative to weight loss surgery

With only 1-2% of eligible patients undergoing surgery to manage diabetes, experts highlight the need for non-invasive treatments that replicate the metabolic success of weight loss surgery but with less risk

Dubai, United Arab Emirates, 14th January 2019: A new non-invasive treatment dubbed “Surgery in a Pill” could help improve the quality of life for many Type 2 diabetic patients in the United Arab Emirates (UAE) and the wider region. The most recent statistics for the UAE show obesity affected 34.5% in 2016 and an estimated 1 million people (17.3% of the population between the ages of 20 and 79) had Type 2 diabetes in 2017.




Despite the clear benefits of weight loss surgery - improvement in diabetes, reduction in cancer risk, and extended life expectancy - uptake of surgery amongst patients who qualify remains low with only 1-2% of eligible patients undergoing surgery. Many diabetic patients do not fulfill the current surgical criteria and therefore continue to struggle with their diabetes, however, researchers are currently developing a pill that can be prescribed as an alternative option to surgery.




Developed by a research team from the Brigham and Women’s Hospital (BWH) in Boston, Massachusetts, US, the new compound named LuCI (for Luminal Coating of the Intestine) delivers a sticky, gut-coating paste that provides a barrier on the first part of the intestine mimicking the effect of gastric bypass. LuCI is able to coat healthy tissue and form a transient physical barrier on the luminal, or inside surface of the intestine, so that nutrients, including sugar, are not absorbed.




The research will be discussed at the Surgery Conference at Arab Health taking place from 28 - 31 January 2019 at the at the Dubai World Trade Centre. Organised by Informa Life Sciences Exhibitions, the 44th Arab Health Exhibition & Congress will welcome more than 4,150 exhibiting companies from 66 countries and an anticipated 84,500+ attendees from across the globe.




Speaking ahead of the Surgery Conference, Dr Ali Tavakkoli, Chief, Division of General and GI Surgery Director, Minimally Invasive and Bariatric Surgical fellowship, Co-Director of the Center for Weight Management and Metabolic Surgery, Brigham and Women’s Hospital, Boston, Massachusetts, US, and Associate Professor of Surgery, Harvard Medical School, said: “Given the growing diabetes epidemic in the Middle East, there is an urgent need for safe, non-invasive treatments that replicate the weight loss and anti-diabetic success of bariatric surgery but with less risk.




“Through bioengineering, the team at BWH has replicated the antidiabetic effects seen in patients who undergo gastric bypass surgery, developing a novel approach that can potentially extend this benefit to a much wider patient population,” he added.




According to Dr Hussam Al Trabulsi, Specialist Bariatric Surgeon, Medcare Hospital, Dubai, UAE: “Type 2 diabetics with a BMI of over 35 are the first condition to be treated by surgery today and normalisation of concentrations of plasma glucose, insulin, and HbA1c was seen in 80–100% of morbidly obese patients that were treated by surgery. In general, three out of five patients show marked improvement in terms of reduced insulin levels one week after surgery.




“However, for those patients who do not qualify for surgery, such as children, or for those who are afraid of undergoing surgery, more non-invasive methods could help them get to their ideal body weights. Many patients remain diabetic for the sole reason that they are afraid of bariatric surgeries and their risks. The minimal risks associated with these non-invasive procedures could motivate a large number of patients in the UAE to get rid of their diabetes,” he added.

من المقرر مناقشة العلاجات الجديدة لداء السكري وإنقاص الوزن خلال مؤتمر الجراحة الذي سيُعقد في إطار معرض ومؤتمر آراب هيلث المُقام في الفترة من 28 إلى 31 يناير 2019 في دبي

دبي، الإمارات العربية المتحدة، 14 يناير 2019: يتيح نوع جديد من العلاج غير التدخّلي - يُطلق عليه "الحبة التي تُغني عن الجراحة" - الارتقاء بنوعية حياة العديد من مرضى النوع الثاني من السكري بالإمارات والمنطقة ككل. وتشير أحدث الإحصاءات في الإمارات إلى إصابة نسبة 34.5% بالسِمنة في عام 2016 ويُقدّر عدد المصابين بالنوع الثاني من السكري في عام 2017 بحوالي مليون شخص (17.3% من السكان ممن تتراوح أعمارهم ما بين سن 20 و79 عامًا).

على الرغم من الفوائد الواضحة لجراحة إنقاص الوزن التي تعود على مرضى السكري وفوائدها في الحد من مخاطر الإصابة بالسرطان وزيادة متوسط العمر المتوقّع للمريض، إلا أن عدد المرضى الذين يُقبلون على إجراء هذه الجراحة من بين المرضى المؤهّلين لا يزال منخفضًا حيث يبلغ 1 إلى 2% منهم فقط. ولا يستوفي عدد كبير من مرضى السكري المعايير الجراحية الحالية، وبالتالي يواصلون معاناتهم مع المرض، لكن الباحثين يعكفون حاليًا على تطوير حبة يمكن أن يصفها الطبيب كبديل للخيار الجراحي.

وفي هذا الإطار، طوَّر فريق من الباحثين في مستشفى بريجهام آند ويمنز هوسبيتال بمدينة بوسطن في ولاية ماساتشوستس بالولايات المتحدة مُركَّبًا جديدًا باسم "لوسي" (ويعني غلاف تجويف الأمعاء) ينتج عنه مسحوق لزج يغلّف الأمعاء ويمثّل حاجزًا على الجزء الأول من الأمعاء تشبه نتائجه جراحة المجازة المَعِدِيّة. يمكن لمُركَّب "لوسي" تغليف الأنسجة السليمة بما يشكِّل حاجزًا ماديًا مؤقّتًا على تجويف الأمعاء أو داخله أو على سطحه، بحيث لا يتم امتصاص العناصر الغذائية، بما في ذلك السكر.

ومن المقرر مناقشة هذا البحث في مؤتمر الجراحة الذي يُعقد في إطار معرض ومؤتمر آراب هيلث الذي يُقام في الفترة من 28 إلى 31 يناير 2019 في مركز دبي التجاري العالمي. وتحتضن الدورة 44 من معرض ومؤتمر آراب هيلث من تنظيم إنفورما لايف ساينسز إكزيبيشنز أكثر من 4,150 شركة عارضة من 66 دولة ومن المتوقّع أن يستقبل الحدث أكثر من 84,500 زائر من مختلف أنحاء العالم.

وفي تعليقٍ له قُبيل مؤتمر الجراحة، قال الدكتور علي تافاكولي، رئيس قسم الجراحة العامة وجراحة الجهاز الهضمي، الحاصل على الزمالة في مجال العلاج بالحد الأدنى من التدخُّل الجراحي وجراحة السِمنة، والمدير المشارك بمركز جراحات إدارة الوزن والجراحات الأيضية في مستشفى بريجهام آند ويمنز هوسبيتال بمدينة بوسطن في ولاية ماساتشوستس بالولايات المتحدة، والأستاذ المساعد للجراحة في كلية الطب بجامعة هارفارد "في ظل تفشّي مرض السكري في الشرق الأوسط بشكل متزايد، ظهرت حاجة مُلحّة لأساليب علاج آمنة وغير تدخّلية تحقّق نجاحًا مماثلاً لجراحة السِمنة في إنقاص الوزن ومكافحة مرض السكري، لكن من دون المخاطر المصاحبة. 

وأضاف: "من خلال الهندسة الحيوية، نجح الفريق بمستشفى بريجهام آند ويمنز هوسبيتال في تحقيق نتائج مشابهة لما شهده مرضى السكري الذين خضعوا لجراحة المجازة المَعِدِيّة في الحد من مرض السكري، حيث طوّر أسلوبًا جديدًا يمكن أن يحقق هذه النتائج المفيدة لمجموعة أكبر بكثير من المرضى".

من جهته قال الدكتور حسام الطرابلسي، اختصاصي جراحة السِمنة في مستشفى ميدكير بدبي في الإمارات: "لا شك في أن أول من يجب أن يخضع للعلاج بالجراحة اليوم هم مرضى السكري من النوع الثاني الذين يتخطّى مؤشّر كتلة جسمهم 35، فقد عادت تركيزات الجلوكوز والإنسولين وHbA1c في البلازما إلى المعدّل الطبيعي في 80 إلى 100% من مرضى السِمنة المفرطة الذين خضعوا إلى الجراحة. بصفة عامة، ثلاثة من بين كل خمسة مرضى يشهدون تحسّنًا ملحوظًا في خفض مستويات الإنسولين خلال أسبوع واحد من الجراحة. 

وأضاف، "لكن يمكن أن تساعد الأساليب غير التدخّلية على الوصول إلى وزن الجسم المثالي للمرضى غير المؤهّلين للخضوع للجراحة، مثل الأطفال أو الأشخاص الذين يرهبون الجراحة. ويظل الكثير من المرضى يعانون من داء السكري لخوفهم من جراحات السِمنة ومخاطرها؛ لذلك، يمكن أن يحفّز الحد الأدنى من المخاطر المرتبط بأنواع العلاج غير التدخّلية عددًا كبيرًا من المرضى في الإمارات على التعافي من مرض السكري".
