Middle Eastern buyers invest €4.79bn in European hotels in last 24 months

 


  • United Kingdom received £2.72bn of Middle East outbound capital
  • Total European hotel investment volumes in 2015 are triple that of the same period in 2007


Dubai, 31 January 2016 – Middle Eastern buyers invested €4.79bn (US$5.22bn) in some of the world’s most iconic hotels across key European markets in last 24 months, according to Check In, a European inbound hotel investment report by CBRE, a global real estate consultancy.
The United Kingdom was the key target market for Middle Eastern investment, receiving £2.72bn of Middle East outbound investment, followed by Italy and France, receiving €570m and €566m respectively.
Recent assets to fall under Middle Eastern ownership include Claridge’s, The Connaught and the Berkeley in London’s Knightsbridge, as well as the Intercontinental Paris Le Grand. The report revealed that total European hotel investment volumes in 2015 were triple
that of the same period in 2007, and investor intentions point strongly to a continuation of this trend.
“Whilst the fall in oil revenues, for many of the SWFs, will have an impact on spending ahead, trophy and strategically important assets will continue to attract strong interest, particularly in the gateway cities of US and Europe.  Investment in the highest quality hotels in the most international cities is seen as a secure component of the real estate markets.”
Medium to long-term investment into these top-tier hotel assets generally reward owners with a high level of stability in an increasingly volatile world of commodities and equities,” said Nick Maclean, Managing Director, CBRE Middle East.

Middle Eastern investors continue to seek new hotel markets in which they can claim a stake – particularly as esteemed five-star assets seldom hit the market. The rich culture, heritage and architecture of Central Europe appears to have caught the imagination of the Emiratis, exemplified by the purchase of the InterContinental Budapest in late 2014. Recently opened direct flight routes from Dubai and Doha to Budapest may be a sign that this is just the start of an Arabian spending spree on the banks of the Danube.
Catherine Rawanduz, Head of Hotels France, Belgium, Luxembourg, Switzerland added, “The Parisian market is experiencing an influx of international capital. As part of the Eurozone, Paris is seen as a secure place for investment and is the second priority, behind London, for international capital. We’re seeing a steady increase in interest from Middle Eastern investors in upscale and trophy assets, with a number of transactions taking place over the last 18 months. High net worth families and sovereign funds from Qatar are leading the pack.”
In March 2015, Qatar Airways completed the purchase of the four-star Sheraton Skyline at London’s Heathrow Airport; this was followed by the subsequent purchase of the Novotel Edinburgh Park – a mid-market operation located in close proximity from Scotland’s busiest gateway. This may suggest that some Middle Eastern investors are now willing to consider opportunities further along the risk curve.
Ultimately, this widens the spectrum of targets for capital from the Gulf entering the European hotel space, and a likely continuation of this trend will add to the ever-increasing liquidity that is seen in the sector.

دبي، 31 يناير 2016 -استثمر المشترون من الشرق الأوسط قرابة 4.79 مليار يورو (5.22 مليار دولار أمريكي) لشراء بعض الفنادق الأكثر شهرة في الأسواق الأوروبية الرئيسية خلال الـ 24 شهرا الماضية، وذلك وفقا لتقرير الاستثمار الوارد إلى أوروبا الذي أصدرته شركة الاستشارات العقارية العالمية سي بي آر إي.  
وكانت المملكة المتحدة السوق المستهدفة الرئيسية للاستثمارات الصادرة من الشرق الأوسط، مع تلقيها لـ 2.72 مليار جنيه استرليني، تليها إيطاليا وفرنسا مع 570 و566 مليون يورو على التوالي.
ومن الأصول التي استحوذ عليها مستثمرو الشرق الأوسط مؤخراً كل من كلاريدج، وكونوت، وبيركلي في نايتسبريدج في لندن، وفندق انتركونتننتال باريس لي غراند. وكشف التقرير أن حجم الاستثمار الكلي في الفنادق الأوروبية في 2015 نما ثلاث أضعاف ما كان عليه في نفس الفترة من 2007، وتشير نوايا المستثمرين إلى استمرار قوي لهذا الاتجاه.
في هذا الصدد قال نك ماكلين، المدير المنتدب لشركة سي بي آر إي الشرق الأوسط: "رغم الأثر المباشر لتراجع إيرادات النفط على أنشطة إنفاق صناديق الثروة السيادية، إلا أن الأصول الرائدة والاستراتيجية ستستمر في جذب اهتمام المستثمرين، وخاصة في المدن الرئيسية في أوروبا وأمريكا. ويُعد الاستثمار في الفنادق العالية الجودة في المدن الكبرى حول العالم أحد أكثر الخيارات الاستثمارية أماناً."

ويستمر المستثمرون من الشرق الأوسط بالبحث عن حصص في أسواق فندقية جديدة -لا سيما أن الأصول العريقة من فئة الخمسة نجوم نادرا ما تطرح للبيع. ويبدو أن الثقافة الغنية وفن العمارة في أوروبا الوسطى اشعلت شهية الإماراتيين، وهو ما اتضح من عملية شراء فندق انتركونتيننتال بودابست أواخر عام 2014. كما أن تفعيل الرحلات الجوية المباشرة من دبي والدوحة إلى بودابست كانت مؤشرا آخر على بدء فورة الإنفاق العربي على ضفاف نهر الدانوب.
ولفتت كاثرين راوندوز، رئيس الفنادق في فرنسا، بلجيكا، لوكسمبورغ، وسويسرا، إلى أن السوق الباريسية تستقبل تدفقات كبيرة من رؤوس الأموال الدولية، حيث قالت: "ينظر إلى باريس كملاذ آمن للاستثمار، وهي الخيار الثاني لرؤوس الأموال القادمة إلى أوروبا بعد لندن. ونحن نشهد زيادة مطردة في اهتمام المستثمرين من الشرق الأوسط بالأصول الراقية، مع إتمام عدد من الصفقات الكبرى على مدى الـ 18 شهرا الماضية. وتقود العائلات الثرية وصناديق الثروة السيادية القطرية هذا الاتجاه."
واختتم ماكلين قائلا: "قامت الخطوط الجوية القطرية بشراء فندق شيراتون سكايلاين من فئة الأربع نجوم في لندن شهر مارس 2015، تبعها شراء فندق نوفوتيل أدنبرة بارك -الذي هو فندق للفئة المتوسطة ويقع على مقربة من أكثر بوابات اسكتلندا ازدحاما. وقد تشير عملية الشراء إلى أن بعض المستثمرين من الشرق الأوسط أصبحوا على استعداد للنظر إلى أنواع الأصول الأخرى على كامل منحنى المخاطر."
وفي نهاية المطاف، سينوع ذلك من الأصول التي تستهدفها رؤوس المال الخليجية في سوق الفنادق الأوروبية، ومن المرجح أن استمرار هذا الاتجاه سيدعم السيولة المتزايدة في هذا القطاع.
