Real estate development company issued with LEED certificate for
Seasons Community
Dubai, UAE, September 29, 2014: Ishraqah for Development Ltd. has announced today that its Seasons
Community project has been awarded a Leadership in Energy and Environmental
Design (LEED) Gold rating. The UAE-based real estate organization received the official
certificate in recognition of its work in promoting green buildings and
sustainable technology throughout its development, which is located in Jumeirah
Village Circle, Dubai.
“This important LEED Gold rating reflects Ishraqah’s ongoing
commitment to produce developments that have a minimal impact on the
environment,” said Ammar Sweis, CEO, Ishraqah For Development Ltd. “It
represents our dedication to preserving the environment for future generations
by developing and operating our buildings in a sustainable manner, while at the
same time ensuring optimal occupant comfort. The energy and water savings and
enhanced environment that have resulted from our sustainable procedures all
directly benefit the building occupants,” he added.
The LEED certification process involves a set of criteria that
relate to the sustainable design, build and operations of a building. In order
to achieve a LEED NCv2.2 Gold rating, a project is required to attain a minimum
of 39 points out of a possible 69. Aside from several mandatory prerequisites,
the credit points are divided into sub-categories such as ‘Sustainable Site,’ ‘Water
Efficiency,’ ‘Energy & Atmosphere,’ ‘Materials & Resources,’ ‘Indoor
Environmental Quality’ and ‘Innovation in Design.’
Ishraqah was able to secure its certification by demonstrating the environmentally-friendly
practices it has followed in the development and management of the Seasons
Community project since its construction commenced in 2008. These included a
more than 66 per cent reduction in total irrigation water consumption, more than
44 per cent reduction in annual energy costs, more than 35 per cent reduction
in annual water usage, more than 18 per cent of total materials used with
recycled content and more than 37 per cent of total materials used being sourced
locally. Other ecologically-sound policies that garnered the company praise
included its use of reflective materials for roofing, pavements to reduce the ‘heat
island effect’ and eco-friendly materials for construction. It also improved
thermal comfort and daylight and outdoor views.
“Ishraqah firmly believes that sustainable buildings are the key to
the future of our cities,” said Sweis. “It’s not just the environment that
benefits. The saving of water and reduction in CO2 emissions from
the use of efficient MEP systems and fixtures means lower water and electricity
bills for the end user as well as a better indoor environmental quality for
building occupants. As a real estate development company, Ishraqah benefits by
having much happier unit owners and tenants who spread the word about their
higher quality of living,” he added.
Seasons Community, which was completed in 2013,is home to two
low-rise clusters representing nature’s different seasons. The development comprises
a mix of 773 garden apartments and townhouses and features retail and other commercial
and lifestyle elements.
Ishraqah is currently focusing on the development its iconic
project The Onyx, a major freehold development, located near Emaar Business
Park on Sheikh Zayed Road. Construction work on The Onyx is on fast track and the
project is expected to be completed by early Q4 2015.
The Onyx is an exclusive three-tower mixed use development with a
total cost of AED 1.3 billion, a total built up area of approximately 2 million
square feet and a plot area of approximately 237,000 square feet. The project
consists of two office and residential towers and a four-star business hotel, in
addition to a three storey Podium of restaurants and retail shops covering an
area of nearly 80,000 square feet.

تقديراً لمشروعها "سيزونز كوميونيتي"
[دبي، الإمارات العربية المتحدة - 29 سبتمبر 2014] – أعلنت إشراقة
للتطوير المحدودة اليوم عن أن مشروعها "سيزونز كوميونيتي" قد حصل على التصنيف
الذهبي من شهادة الريادة في الطاقة والتصميم البيئي (LEED). وحصلت هذه الشركة العقارية التي تتخذ من الإمارات
مقراً لها على شهادة رسمية تقديراً لعملها في تعزيز المباني الخضراء والمستدامة من
خلال مشروعها الذي يقع في دائرة قرية جميرا بدبي.
وقال عمار صويص، الرئيس التنفيذي لشركة إشراقة للتطوير المحدودة:
"إن التصنيف الذهبي المهم لهذه الشهادة يعكس الالتزام المستمر من جانب إشراقة
لتطوير مشاريع يكون لها تأثير ضئيل على البيئة. ويمثل هذا الاعتماد مدى تفانينا من
أجل الحفاظ على البيئة للأجيال القادمة من خلال تطوير مشاريعنا وتشغيل مبانينا بطريقة
مستدامة، في الوقت الذي نضمن فيه الراحة المثلى للقاطنين في هذه المشاريع. إن الوفورات
التي نحققها في الطاقة والمياه وتحسين البيئة من هذه الإجراءات المستدامة يعود نفعها
مباشرة لصالح السكان".
وتشتمل عملية اعتماد "ليد" على مجموعة من المعايير
التي تتعلق بالتصميم المستدام، وبناء وتشغيل المباني. وللفوز بالتصنيف الذهبي NCv2.2 من هذا الاعتماد، يتعين على المشروع تجميع ما
لا يقل عن 39 نقطة من أصل 69 نقطة ممكنة التحقيق. وبصرف النظر عن المتطلبات الإلزامية
العديدة، يتم تقسيم النقاط في فئات فرعية، مثل "الموقع المستدام، "كفاءة
استخدام المياه"، "الطاقة والجو"، "المواد والموارد"، "جودة
البيئية الداخلية" و "الابتكار في التصميم".
وتمكنت إشراقة من الفوز بهذا الاعتماد بعد أن أظهرت ممارساتها
الصديقة للبيئة التي تتبعها في تطوير وإدارة مشروع "سيزونز" منذ انطلاق
عمليات البناء في العام 2008. وشملت هذه الممارسات تخفيض إجمالي استهلاك مياه الري
بنسبة تزيد على 66 في المئة، وخفض تكاليف الطاقة السنوية بنسبة 44 في المئة، وتخفيض
استخدام المياه السنوي بنسبة 35 في المئة، كما أن أكثر من 18 في المئة من مجموع المواد
المستخدمة يأتي من مصادر معاد تدويرها، ويتم شراء أكثر من 37 في المئة من إجمالي المواد
المستخدمة حالياً من مصادر محلية. ومن بين السياسات الأخرى السليمة بيئياً التي
ساعدت الشركة في الحصول على هذا التقدير، استخدام مواد عاكسة للأسقف، والأرصفة التي
تحد من "تأثير الجزر الحرارية" ومواد البناء الصديقة للبيئة. وقامت
الشركة أيضاً بتحسين الراحة الحرارية والإضاءة النهارية والإطلالات خارج المنازل.
وقال صويص: "تؤمن إشراقة أن المباني المستدامة تعتبر
المفتاح لمستقبل مدننا، إذ لا تقتصر فائدتها على البيئة، بل إن توفير المياه والحد
من انبعاثات ثاني أكسد الكربون، واستخدام الأنظمة والتركيبات الكهربائية والميكانيكية
الفعالة تعني خفض قيم فواتير المياه والكهرباء للمستخدم النهائي، إضافة إلى تحسين نوعية
البيئة الداخلية للقاطنين في المبنى. ويمكننا كشركة للتطوير العقاري تحقيق الفائدة
عن طريق إدخال السعادة إلى قلوب الملاك والمستأجرين الذي يسهمون في الترويج لجودة
المعيشة التي يستمتعون بها".
يشار إلى أن مشروع "سيزونز كوميونيتي" قد اكتمل
في العام 2013، ويضم مجموعتين من المباني منخفضة الارتفاع التي تمثل مواسم الطبيعة
المختلفة. ويتألف المشروع من مزيج من شقق الحدائق البالغ عددها 773 وحدة، إضافة
إلى وحدات التاون هاوس، كما توجد فيه مساحات للتجزئة وغيرها من الوحدات التجارية ومرافق
الحياة الراقية.
وتركز إشراقة حالياً على تطوير مشروع إبداعي يحمل اسم
"ذا أونيكس"، وهو أحد مشاريع التملك الحر الضخمة، ويقع قرب مجمع إعمار للأعمال
على شارع الشيخ زايد. وتجري أعمال البناء في هذا المشروع وفق الخطط الموضوعة لها، ويتوقع
اكتماله في بداية الربع الأخير من العام المقبل 2015.
ويتكون مشروع "أونيكس" من ثلاثة أبراج متعددة الاستخدامات
بتكلفة إجمالية قدرها 1.3 مليار درهم، ويبلغ مجموع المساحة المبنية ما يقرب من مليوني
قدم مربع، بينما تصل مساحة قطعة الأرض 237 ألف قدم مربع. ويتكون المشروع من برجين
للمكاتب والشقق السكنية وفندق من فئة الأربعة نجوم، بالإضافة إلى ثلاثة طوابق مشتركة
تضم العديد من المطاعم ومحلات البيع بالتجزئة، تغطي مساحة قدرها 80 ألف قدم مربع
تقريباً.
