May 2014: sarouty.ma, part of the propertyfinder group of online
portals, has revealed over a 150 percent rise in visits to the site
since its launch in February this year. Adding that the increase in
visitor traffic reflects the growing interest in Moroccan real
estate, Ismael Belkhayat, Country Manager said, “Not only have
visitor numbers risen exponentially, we’ve also more than doubled
the number of property views on our site and increased the number of
listings by over 50 percent since February. For those looking to put
their money in a growing market, Morocco is the next big
investment destination. The region is
luring investment and is a key market for us where we will continue
to focus in terms of presence and services.”
In
2013, the Moroccan real estate market experienced a downturn with
average prices dropping by 1.5 percent and the number of transactions
falling by 5.2 percent. Transactions of residential properties
declined by 1.4 percent whilst those relating to land and commercial
real estate purchases saw dips of 14.5 and 10 percent, respectively.
Today
there are more than USD 20 billion worth of major projects under
execution in the kingdom, with close to 20,000 homes expected to be
built by 2016. The country is gaining a reputation as a safe haven
for companies to establish an African hub, given the skilled
population, a growing economy and stable political environment.
“Morocco is attracting a large volume of real estate investment in
the holiday home sector thanks to its favourable qualities as a
tourist destination, namely, its ideal climate, lyrical landscapes,
myriad global influences and proximity to major European capitals.
The country is also becoming a popular retirement destination due to
the cost of living and taxes being considerably lower than most
European countries. The expat community here is huge and attracted to
Morocco’s affordable real estate prices, moderate transaction costs
and exceptional property selection,” said Belkhayat.
With
the long-awaited middle class housing plan underway and the market’s
significant potential, it’s no wonder that Morocco is attracting
growing amounts of investment and interest. “We
have a lot planned for 2014; we’re looking to open the website to
developers and introduce real estate tools such as voice notification
whenever brokers receive a lead from sarouty.ma,” added Belkhayat.

موقع sarouty.ma،
وهو جزء من مجموعة بروبرتي فايندر للمواقع
الالكترونية، زيادة 150%
من
عدد زيارة صفحاته منذ إطلاقه في شهر فبراير
من العام الجاري.
ويعكس
تزايد حركة الزوار الاهتمام المتصاعد
للعقارات في المغرب، كما أفاد مدير فرع
المنطقة اسماعيل بلخياط:
"لم
يتضاعف عدد الزوار بشكل مُلفتٍ وحسب، بل
قمنا أيضاً بمضاعفة عدد مشاهدات العقارات
على موقعنا ورفعنا عدد القوائم بنسبة
أكثر من 50%
منذ
شهر فبراير.
ومَن
يبحث عن استثمار أمواله في سوق متنامي،
تعدّ المغرب الوجهة المُقبلة الأكبر
للاستثمار الأمثل.
فالمنطقة
أصبحت تجتذب الاستثمارات وهي تعدّ السوق
العقاري الرئيسي حيث يمكننا متابعة
تركيزنا على التواجد الدائم لتقديم
الخدمات".
في
عام 2013،
شهد سوق المغرب العقاري انخفاضاً في معدّل
الأسعار بنسبة 1.5%
وفي
عدد المعاملات بنسبة 5.2%.
وقد
هبطت صفقات
العقارات السكنية بنسبة 1.4%،
فى حين الصفقات المتعلّقة بالأراضي
والعقارات التجارية شهدت انخفاضاً في
المشتريات بنسبة 14.5%
و10%
على
التوالي.
أما
اليوم، هناك مشاريع ضخمة بقيمة أكثر من
20
مليار
دولار الكبرى قيد التنفيذ في المملكة مع
مخططات بناء نحو 20
ألف
منزل ومن المتوقع أن يتمّ بناؤه في العام
2016.
وبفضل
ذلك، يكتسب البلد سمعة كبيرة أشبه بملاذ
آمن للشركات لإنشاء مركز افريقي بمهارات
وطنية خبيرة، ضمن اقتصاد إنمائي وبيئة
سياسية مستقرّة.
وفي
هذا السياق، صرّح بلخياط:
"يحظى
المغرب باهتمام فئة كبيرة من الاستثمارات
العقارية في قطاع الإسكان، وذلك باعتباره
وجهةً سياحيةً تتمتّع بمناخ مثالي، فضلاً
عن غناه بالمناظر الطبيعية والعديد من
التأثيرات العالمية وقربه من العواصم
الأوروبية الكبرى.
كذلك،
فإن البلاد تصبح شيئاً فشيئاً وجهةً
يقصدها المتقاعدون للاسترخاء والابتعاد
عن أجواء العمل والتعب، بخاصةٍ أنّ تكاليف
المعيشة والضرائب أقلّ بكثير من معظم
الدول الأوروبية.
فمجتمع
المغتربين هنا كبير جداً نظراً لأسعار
العقارات وتكاليف المعاملات المعقولة
في المغرب وتوفير خيارات استثنائية في
اختيار العقار".
فمع
خطة الإسكان للطبقة الوُسطى التي طال
انتظارها والتي انطلقت أعمال الإنشاء
فيها حالياً، فضلاً عن إمكانية السوق
المهمّة، لا عجب أن يجتذب المغرب مبالغ
ضخمة ومتزايدة لمشاريع الاستثمارات
المهمّة في البلاد.
وفي
هذا الإطار، أضاف بلخياط:
"لدينا
الكثير من الخطط للعام 2014؛
ونتطلّع إلى فتح الموقع الالكتروني
للمطوّرين وعرض العقارات والأدوات
المتوفرة مثل إنذارٍ صوتي عندما يتلقّى
الوسطاء العقاريين مبادرة من موقع
sarouty.ma".
