7.5 per cent real growth expected in KSA’s construction industry in 2013

A recent study by Injaz Development Co. has pointed out that the Saudi real estate market is set to witness a sustained increase in demand and strong growth in line with the expected boom in other key sectors such as retail, manufacturing and construction, thanks to the upturn in the Saudi economy in the first half of 2013. The study indicated that these positive indicators are a result of the major development projects being undertaken in vital sectors in order to keep pace with the growing demand. The Saudi construction and building sector is expected to grow by 7.5 per cent during 2013, which in turn will enhance the performance of the real estate sector through the major construction projects being launched.
The real estate sector has been showing strong performance during the past few months, especially in Riyadh and Jeddah, mainly in terms of prices and revenues. The study shows that this robust performance is driven by various emerging factors, which include growing demand, attractive environment for local and regional investors, implementation of the new mortgage law, support offered by the banking sector and investment companies to the local market, in addition to the Additional Loan Program which has been met with widespread acclaim. These factors stress the importance of launching and development of land schemes projects to support the sustained growth, especially in the areas witnessing high demand. Injaz study expects to explore more promising opportunities in key growth areas in the real estate sector, driven by the local, regional and international investors’ expansion plans in the Saudi market to utilize the immense potential at all levels.
The study further noted remarkable growth in different fields within the real estate sector with various prices, especially in Riyadh, in line with the strong performance of the Saudi economy which attained positive growth during 2012, achieving a GDP of SAR 2.727 trillion. Injaz revealed that there are important developments taking place in KSA’s construction sector, including the real growth of 9.3 per cent witnessed in 2012, according to a report by Business Monitor International, which will contribute to boosting investor confidence in the Kingdom, even as the annual growth rate of the construction sector is expected to remain stable at 5.9 per cent until 2017.

دراسة لـ"إنجاز" تتوقع تسارع النشاط العمراني في المملكة بالتزامن مع تطبيق قرارات الرهن العقاري والتمويل الاضافي
الرياض، 10 أبريل 2013 كشفت دراسة متخصصة حديثة أعدتها شركة "إنجاز" بناءاً على آخر التقارير العقارية الصادرة في المملكة، بأنّ سوق العقارات السعودي سيشهد طفرة ملحوظة بالتزامن مع التوقعات بتسارع وتيرة نمو القطاعات الحيوية، ممثلة بقطاع التجزئة والصناعة والبناء، في سياق الآفاق التصاعدية المتوقعة للاقتصاد السعودي خلال النصف الأول من العام الجديد. وتأتي هذه المؤشرات الإيجابية في ظل المشاريع التنموية المتعددة التي تستهدف مختلف القطاعات المحلية الرئيسية لمواكبة حجم الطلب والنمو، حيث يتوقع أن يسجل قطاع البناء والتشييد نموا بنسبة 7,5% خلال العام الجاري، مما سيسهم بدوره في تعزيز أداء القطاع العقاري من خلال المشاريع العمرانية الكبرى المطروحة.
وشهد القطاع العقاري أداء متميزاً خلال الفترة الماضية وبخاصة في الرياض وجدة من حيث الأسعار والعوائد، وجاء ذلك بحسب التقرير مدفوعاً بالعديد من العوامل المستجدة التي تضم إلى جانب ازدياد الطلب والبيئة الجاذبة للإستثمارات المحلية والإقليمية كل من تطبيق قانون الرهن العقاري وتوجه القطاع المصرفي والشركات الإستثمارية نحو دعم السوق إلى جانب إقرار قرض التمويل الاضافي الذي لاقى استحساناً واسع النطاق، مما ساهم بدوره في تعزيز أهمية طرح مشاريع مخططات الاراضي وتطوير المخططات لدعم النمو المشهود وبخاصة في الأماكن التي تشهد الإقبال الكثيف. وتوقع تقرير "إنجاز" استكشاف المزيد من الفرص الواعدة ضمن مجالات النمو الرئيسية في القطاع العقاري، مدفوعة بالتوجه المتزايد من قبل المستثمرين المحليين والاقليميين والدوليين للتوسع ضمن السوق السعودية وتوظيف الإمكانات الهائلة المتاحة على كافة المستويات.
وأفاد التقرير بأن مختلف القطاعات العقارية في المملكة وبخاصة في منطقة الرياض تشهد اتساعاً ملحوظاً في اتجاهات مختلفة وبأسعار متفاوتة، بالتزامن مع الأداء القوي للاقتصاد السعودي الذي حقق نمواً إيجابياً خلال العام 2012 مع وصول قيمة الناتج المحلي الإجمالي إلى 2,727 ترليون ريال. وكشفت "إنجاز" عن وجود العديد من التطورات الهامة ضمن قطاع البناء والتشييد، وفي مقدمتها النمو الحقيقي المسجل خلال العام 2012 بمعدل 9,3% بحسب تقرير صادر عن "المؤسسة الدولية لمراقبة الأعمال" (Business Monitor International)، والتي من شأنها أن تدعم التوقعات الإيجابية للخبراء والمطورين العقاريين خلال الأشهر المقبلة التي ستشهد ارتفاعاً كبيراً في معدلات ثقة المستثمرين والعملاء على السواء، وذلك في ظل توقعات بالحفاظ على معدل نمو سنوي يقارب 5,9% حتى العام 2017.
وصرّح عمر القاضي، الرئيس التنفيذي والعضو المنتدب في شركة "إنجاز للتطوير العمراني"، بأنّ نشاط البناء والتشييد سيكون له الحصة الأكبر من النمو خلال الأعوام الثلاثة المقبلة بالتزامن مع الإعلان عن سلسلة من خطط الإنفاق الطموحة المرتبطة بمجموعة من المشاريع الجديدة وإدخال تحسينات في البنية التحتية، مؤكداً بأنّ المضي بتنفيذ مشاريع إنشاء المدارس ومراكز الرعاية الصحية الأولية والمستشفيات ومشاريع النقل والمشاريع البلدية بما فيها التقاطعات والأنفاق والجسور والطرق والحدائق والمنتزهات والواجهات البحرية وغيرها التي تم إقرارها لكافة مدن ومناطق المملكة سيكون له تأثير إيجابي كبير على المشهد العمراني المحلي ككل.
ولفت القاضي إلى أنّ الإنفاق المتزايد وإقرار قانون الرهن العقاري والخطط التنموية الطموحة ستكون من أبرز العوامل الإيجابية المؤثرة في ترسيخ مكانة المملكة ومنطقة الرياض كوجهة استثمارية من الطراز الأول، مؤكداً التزام "إنجاز" بمواصلة توفير الحلول المتميزة التي تهدف إلى تلبية الطلب المتزايد على المساكن، وذلك من خلال تطوير البنى التحتية ضمن مجموعة من المشاريع الرائدة بما يخدم المجتمع والنهضة العقارية في المملكة.
