Key Accomplishment Highlights Emaar recognised revenue of AED 24.9 billion (US$ 6.8 billion) in 2022, supported by the continuous strengthening of the Dubai real estate market and growth achieved by the recurring revenue businesses due to the rebound of global tourism. EBITDA and net profit for 2022 increased by 18 per cent and 80 per cent, respectively, to AED 9.8 billion (US$ 2.7 billion) and AED 6.8 billion (US$ 1.9 billion) compared to 2021, as a result of sustained revenue, improved margins, and continued control over costs. The performance of international operations was led by successful operations in Egypt and India.   Emaar Malls Management Emaar Malls Management LLC, Emaar's wholly owned shopping malls and retail division, saw an 8 per cent increase in revenue in 2022 compared to the previous year, reaching AED 5.4 billion (US$ 1.5 billion). Emaar Malls Management achieved an EBITDA of AED 3.1 billion (US$ 836 million) in 2022, an increase of 21 per cent from 2021, with tenant sales surpassing pre-Covid 19 levels. The occupancy rate of Dubai Mall, Emaar Malls Management's prime asset, stood at 97 per cent. The Dubai Hills Mall, which was unveiled on 17 February 2022 and boasts an impressive array of retail, dining, and entertainment concepts, has quickly become an iconic lifestyle destination. As of the end of 2022, 91 per cent of the Dubai Hills Mall was leased.   Hospitality, Leisure, and Entertainment Emaar's hospitality, leisure, entertainment, and commercial leasing businesses generated AED 3.4 billion (US$ 929 million) in revenue in 2022, an increase of 57 per cent compared to 2021. In 2022, Emaar's hotels in the UAE achieved strong performance led by significant growth in ADRs and achieving average occupancy rates of 69 per cent, driven by a rebound in global tourism and supported by global events like Expo 2020 and FIFA World Cup.  Emaar's recurring revenue-generating businesses of malls, hospitality, leisure, entertainment, and commercial leasing collectively generated AED 8.8 billion (US$ 2.4 billion) in revenue in 2022, a 23 per cent increase over the previous year. These businesses represent 36 per cent of Emaar's total revenue.

دبي، الإمارات العربية المتحدة، 14 فبراير 2023: أعلنت إعمار العقاريّة ش.م.ع.، المدرجة في سوق دبي المالي تحت الرمز (DFM: EMAAR)، عن تحقيق نموّ متواصل في مبيعاتها العقارية وأرباحها للعام 2022 إضافة إلى النموّ في أداء المشاريع التي تعتمد على الإيرادات المتكرّرة.

 

أبرز الإنجازات الرئيسية

 

نتيجةً للنموّ القويّ الذي شهده السوق العقاري في دبي، بالإضافة إلى أداء المشاريع التي تعتمد على الإيرادات المتكرّرة وانتعاش السياحة العالمية، سجّلت إعمار العقاريّة إيرادات قويّة في العام 2022 بلغت 24.9 مليار درهم إماراتي (6.8 مليار دولار أمريكي). كما حقّقت الشركة نموّاً في الأرباح قبل خصم الضرائب والفوائد والاستهلاكات بقيمة 9.8 مليار درهم إماراتي (2.7 مليار دولار أمريكي) بزيادة قدرها 18%، وأرباحاً صافية بلغت 6.8 مليار درهم إماراتي (1.9 مليار دولار أمريكي) بزيادة قدرها 80%، مقارنة بالعام 2021، وذلك بفضل الإيرادات المستدامة مع تحسّن هوامش الربح واستمرار ضبط النفقات.

كما سجّلت المبيعات العقارية لمجموعة إعمار خلال العام 2022 مبلغ 35.1 مليار درهم إماراتي (9.5 مليار دولار أمريكي)، وذلك بفضل نجاح إعمار في إطلاق عدد من المشاريع الجديدة. كما بلغ حجم المبيعات المتراكمة من المشاريع العقاريّة قيد الإنجاز 53.2 مليار درهم إماراتي (14.5 مليار دولار أمريكي)، والتي سيتمّ احتساب إيرادتها خلال السنوات القادمة.

وفي عام 2022، استكملت إعمار عملية الاستحواذ على دبي كريك هاربور مقابل مبلغ إجمالي قدره 7.5 مليار درهم إماراتي (2 مليار دولار أمريكي).

إعمار الدوليّة

في عام 2022، سجّلت العمليّات العقاريّة الدوليّة لشركة إعمار مبيعات عقاريّة بلغت 4.3 مليار درهم إماراتي (1.2 مليار دولار أمريكي)، وساهمت بإيرادات قدرها 4.2 مليار درهم إماراتي (1.1 مليار دولار أمريكي) والتي تمثّل 17% من إجمالي إيرادات إعمار، وذلك بفضل العمليّات الناجحة في مصر والهند.

 

إعمار لإدارة مراكز التسوّق

شركة إعمار لإدارة مراكز التسوّق (ش.ذ.م.م)، وهي شركة مملوكة بالكامل من قبل إعمار والمسؤولة عن مراكز التسوّق وأصول البيع بالتجزئة، سجّلت نموّاً في إيراداتها بنسبة 8% في العام 2022 مقارنةً بالعام الماضي لتصل إلى 5.4 مليار درهم إماراتي (1.5 مليار دولار أمريكي). وحقّقت إعمار لإدارة مراكز التسوّق أرباحاً قبل خصم الضرائب والفوائد والاستهلاكات بقيمة 3.1 مليار درهم إماراتي (836 مليون دولار أمريكي) خلال عام 2022، بزيادة قدرها 21% مقارنةً بالعام 2021. وتجاوزت مبيعات المستأجرين مستوى سنوات ما قبل جائحة كوفيد. كما بلغت نسبة التأجير في دبي مول، الذي يعد أبرز أصول إعمار لإدارة مراكز التسوّق، 97%.

كما استقطب دبي هيلز مول، الذي تم افتتاحه في 17 فبراير 2022، مجموعة رائعة من العلامات التجاريّة في مجالات التجزئة والمطاعم والترفيه، وأصبح خلال فترة وجيزة من الزمن وجهة مفضّلة وشهيرة على مستوى الإمارة. وفي نهاية 2022، بلغت نسبة إشغال المستأجرين في دبي هيلز مول 91%.

 

إعمار للضيافة والترفيه والتسلية

خلال عام 2022، سجّلت أعمال الضيافة والتسلية والترفيه والتأجير التجاري لشركة إعمار إيرادات بقيمة 3.4 مليار درهم إماراتي (929 مليون دولار أمريكي) بنموّ نسبته 57% مقارنةً بالعام 2021. كما حققت الفنادق التابعة لإعمار في دولة الإمارات العربية المتحدة أداءً قوياً مدفوعاً بمتوسّط سعر يومي قوي مع وصول معدّلات الإشغال خلال عام 2022 إلى 69%، مدفوعة بالانتعاش القويّ في قطاع السياحة العالمي وأحداث عالمية مثل إكسبو 2020 دبي وكأس العالم لكرة القدم.

وحقّق إجمالي عوائد المشاريع التي تعتمد على الإيرادات المتكرّرة من مراكز التسوّق والضيافة والترفيه والتأجير التجاري خلال عام 2022 إيرادات قدرها 8.8 مليار درهم إماراتي (2.4 مليار دولار أمريكي) بنموّ نسبته 23% مقارنة بالعام الماضي. وتمثّل هذه المشاريع 36% من إجمالي إيرادات إعمار.

Technology advancements are increasing projects in GCC, reports Trimble

The company’s advanced digital construction solutions will play an important role during this growth period

Trimble (NASDAQ: TRMB), a leader in construction technology, revealed that most projects and developments across the GCC region, today, employ various cutting-edge technologies, highlighting the growing trend in the use of these technologies across different fields of construction. This comes as a result of GCC countries seeking to advance the infrastructure as well as promote economic diversification through a number of long-term initiatives such as the Saudi Vision 2030 and Dubai 2040 Urban Master Plan.

 

According to recent industry reports, 100 per cent of industry professionals agree digital technology improves project delivery, with 58% claiming that digital transformation will have the largest effect on overall project management.

 

The construction technology provider stated that the adoption of numerous advanced innovative technologies such as Building Information Modelling (BIM), Connected Construction, Digital Twins, Robotics, and Artificial Intelligence (AI) is largely due to the stringent deadlines and desire to deliver projects on schedule and accurately. These are significant especially for large-scale and complex projects such as Neom, Red Sea Project, Etihad Railway, etc. Industry analysis indicates that the construction industry in the GCC region is geared for a rapid expansion, outpacing the broader economy with an average annual growth expected to range between 3.5 and 4 per cent in 2023–2024 period. During this expansion phase, Trimble anticipates a large adoption and deployment of its advanced Tekla software solutions for constructible BIM, structural engineering, and steel fabrication management.

 

Paul Wallett, Regional Director of Trimble Solutions, Middle East and India said: “In this fast-growing, highly competitive construction landscape, technology has risen to prominence, taking centre stage for the successful completion of projects. At present, the GCC countries are boosting their investments in various digital initiatives. وشهد الحدث استعراض مطورين رئيسيين وفرعيين حزمة من الفرص الاستثمارية أمام قاعدة كبيرة من راغبي التملك، وعرض مشاريع متنوعة من دول مشاركة كالولايات المتحدة الأمريكية، باكستان، الفلبين، جورجيا، وكولومبيا وغيرها، لإعطاء فرصة المفاضلة بين العروض والتشجيع على الاستثمار بالمشاريع التي تتسم بالتنوع وملائمة احتياجات الراغبين في الاستثمار العقاري من المقيمين أو الزوار الدوليين.

وقال مشاركون: إن المعرض في دورته ال 19 ينطلق بأفكار جديدة ومختلفة ويتزامن مع دعم الدولة والقيادة لهذا القطاع الحيوي الهام وأحد أبرز روافد الاقتصاد الوطني، لافتين إلى أن المعرض يهدف إلى إتاحة المجال للقطاعين الحكومي والخاص لمشاركة تطلعاتهم في مجال التطوير العقاري والوساطة العقارية من خلال جلسات نقاشية مع مختلف المسؤولين والجهات المعنية بالعقار، وبحث التحديات والعقبات، والخروج بتوصيات تدعم القطاع العقاري.

ويرى حسني البياري رئيس شركة D&B العقارية أن معرض العقارات الدولي يمثل منصة فعالة للعرض وتحديدا أن الجهة المستضيفة دبي التي تعد بيئة مثالية للترويج واقتناص الفرص، مشيرًا إلى وجود نخبة من العارضين ما يشعرهم بالفخر للمشاركة في هذا الحدث الهام والحديث عن تجربتهم في نهاية المطاف لخدمة الاستثمار العقاري للمستثمرين العالميين.

وعبرت جيوفانا جوزمان الرئيس التنفيذي للمجموعة العقارية الدولية IRG عن سعادتهم بالتواجد في المعرض الذي يعد أحد أكبر المنصات العقارية في الشرق الأوسط. مشيرة إلى أن الحدث يوفر لهم فرصة الترويج لعلاماتهم التجارية على نطاق أوسع وإتاحة الفرصة لهم للتوسع في أعمالهم من خلال التواصل مع الشركات الأخرى.

يشهد اليوم الثاني من المعرض تنظيم المؤتمر الرئيسي العقاري الذي يتضمن عقد 3 جلسات حوارية، تحمل أولى الجلسات عنوان "وجهات نظر قادة القطاع العقاري لتنميته: الفرص، التحديات، اللوائح القانونية، والتكنولوجيا"، والثانية تحت عنوان "التحول الرقمي: التكنولوجيا وتحول قطاع العقارات"، وتناقش الجلسة الثالثة وجهات نظر رواد القطاع العقاري حول السوق العقارية وسلوكيات المشترين، إلى جانب عدد من الكلمات الرئيسية وحوار “صناديق الاستثمار العقاري: تحديات وآفاق".

ويقدم معرض العقارات الدولي خلال فترة انعقاده باقة من الفعاليات، أبرزها المؤتمر الرئيسي واجتماعات الأعمال وورش عمل وحلقات تدريبية للمهتمين والعاملين في القطاع العقاري. بالإضافة إلى تنظيم برنامج جلسات العصف الذهني “Property Think Tank Program” بالتعاون مع شبكة الشراكة العقارية الشريك الاستراتيجي للمعرض، والقمة العالمية للمهنيين العقاريين YPN Congress بالشراكة مع شبكة المهنيين الشباب العالمية.

The International Property Show Kicks off in two days at Dubai World Trade Centre

Under the patronage of Dubai Land Department (DLD), the 19th edition of the International Property Show (IPS 2023), the largest property platform in the Middle East for local and global markets, will take place from 12 - 14 February. IPS 2023 will showcase current and future real estate projects and investment opportunities. 

IPS 2023 is an international platform that gathers high-profile investors and real estate companies from all over the world to exchange knowledge and experiences and build new strategic partnerships.

Aside from the UAE, the show is anticipated to attract over 120 exhibitors from more than 40 countries, including the United States of America, the United Kingdom, Turkey, Cyprus, Portugal, Pakistan, and India, among many more countries providing incentives to interested investors.

Commenting on the launch, Tariq Ramadan, Director of the International Property Show, said: “Organising the 19th edition of IPS further validates and reflects the ability of Dubai’s real estate market to attract foreign investments and compete with global investment destinations in the real estate sector, thereby contributing to achieving the objectives of Dubai Economic Agenda D33. This is due to the emirate’s wide range of advantages, including facilitated investment procedures and powerful legislation that protect investors. This in addition to government decrees that have been recently and successively issued by the UAE leadership to facilitate doing business, such as the country’s new residency laws. Investors are also being attracted by the golden visas, which they will receive when they purchase one or more properties with a value of AED 2 million. Another contributing factor is the rising trajectory being experienced by the UAE’s national economy, which is supported by rising oil prices, the growth of the nation’s non-oil sector, and Expo 2020 Dubai’s positive outcomes.

IPS 2023 will feature a package of programmes and activities and will also witness the signing of Memorandums of Understanding with many local and global entities to boost cooperation efforts, the exchange of experiences, and the organisation of meetings to continuously uplift the real estate sector.

Dubai Land Department’s Platform

Dubai Land Department (DLD) is participating in IPS 2023 with a platform that organises an integrated package of activities to exchange knowledge in an interactive environment that contributes to informing event delegates of the property market trends, investment strategies, and the latest developments of the region’s real estate sector. Additionally, DLD will leverage IPS 2023 as an ideal platform that makes it possible for the government and private organisations in the real estate field to showcase their services and achievements in designing and managing distinctive and sustainable property projects.

Rich Agenda

IPS 2023 will comprise, in addition to an exhibition hall, features and activities, including the main conference, which will feature three panel discussions on the event’s second day: ‘Real Estate Leaders’ Perspective on The Development Sector; Opportunities, Threats, Regulations, and Technology’; ‘Digital Transformation: Technology and the Transformation of the Property Sector’; and the third panel will discuss real estate pioneers and their views on the market outlook and buyer behaviour. Several renowned speakers will also provide their thoughtful insights in addition to a chat on “Real Estate Funds: Challenges & Horizons,’ along with a review of the investment destinations in some countries, including the USA, Pakistan, the Philippines, Georgia, and Columbia. 

The Property Network Partnership, IPS 2023’S Strategic Partner, will organise the second edition of the ‘Property Think Tank Program,’ comprising eight brainstorming sessions on the second and third days of the event, which will bring together a group of real estate experts who will provide their insights and experiences, exchange knowledge and discuss the new solutions to address the challenges in the real estate sector based on eight major pillars: crowdfunding, interior design, facility management, FDI in the real estate sector, marketing, regulations, smart and sustainable cities, and metaverse technology in the real estate sector. At the end of each session, participants will present a set of recommendations, ideas, and innovative solutions to address current and future challenges.

The Young Professionals Network, in partnership with IPS 2023, will organise the Young Professionals Network (YPN) Global Congress to create a platform for young, career-focused real estate professionals. The aim is to allow them to compete with other young professionals from all over the world to innovate new concepts and test and implement them to address the current and future challenges affecting business flow, in addition to empowering young professionals and change makers in the international community. The (YPN) Global Congress will comprise five major activities: YPN Challenge, YPN Projects, YPN Ideas, YPN Connections, and YPN Tube.   

The Global Young Professionals Network launched YPN Awards for PropTech start-ups. The top 15 that operate in IT to help individuals and companies search for, purchase, sell, and manage real estate properties will be invited to attend IPS 2023 to showcase their projects before a judging committee. The winning start-ups will be announced on the event’s closing day.

CRTKL wins world best multi-residential design of the year for Central Park at City Walk

 

-       CRTKL wins top honors at the International Property Awards (IPA), cementing itself as a global design leader and Central Park at City Walk as the new benchmark for multi-residential living

 

Dubai, UAE – 8 February 2023: The world is looking to London as the results of the International Property Awards (IPA) are announced. Widely regarded as one of the most important and respected awards in the industry, the IPA are judged by an independent panel of experts in the field, who evaluate entries based on a range of criteria, including design, quality, innovation, sustainability, and more.

 

Today they have named CRTKL, the global cultural agency specializing in architecture, planning and design, the winner of the Best International Architecture Multiple Residence award for Central Park at City Walk.

 

Draped in plants and flowers suspended in hanging baskets from balcony edges, Central Park is an inspired solution that delivers green and health inner-city living. For every resident at Central Park at City Walk, there is more open green space, for every family more opportunities for outdoor play, and for every hybrid worker more amenities to support new ways of working.

 

Here, CRTKL converted a ‘park surrounded by buildings’ into a true ‘park living experience’ in the heart of Dubai, which improves the quality of air, increases clean energy contributions, and preserves natural resources, all while fostering real economic growth and social development.

 

Obada Adra, Office Director at CRTKL said: “We wanted to create a community that boosts wellness and add value to its city by creating a new public park, its residents by maximizing their exposure and access to green space, and its developer by maximising the units with park views and improving returns on investment.”

 

In collaboration with Meraas, CRTKL challenged the site’s potential and went about creating a lifestyle ecosystem rooted in wellbeing where residents are connected with the natural surrounds and each other.

 

CRTKL created an algorithm that qualitatively assessed views from every apartment and assigned a score to the overall masterplan massing. From there, the team eliminated the compromised masses and raised the buildings on pilotis to elevate them from the ground plane and connected the podiums with the park. The result increases the park area by 50%, provides residents with direct park access and increases the number of units with park views from 25% to 63%.

 

“At Central Park we prioritised the residents and sought out design innovations that would enhance their quality of life and enrich their day-to-day. For us, this was an opportunity to prove the impact of performance driven design and showcase how ESG can be a value driver for real estate,” says Adra.
