Economic & infrastructural boom, rising population & high investor confidence among key drivers

Dubai’s real estate sector is expected to continue the resurgent levels of growth and stability it has been exhibiting throughout this year and post yet another strong performance towards the end of 2015 and beyond. Mr. Salem Almoosa, Chairman and General Manager of Falconcity of Wonders LLC, attributes the buoyant outlook to several key factors, including Dubai’s status as a top commercial and tourism hub, a continuously rising local population, a strong appeal among international investors, and substantial government funding of major infrastructure projects.
Mr. Almoosa notes that real estate transactions worth over AED 64 billion were recorded for Q1 2015 alone, and that a significant number were initiated by foreign investors. He added that the removal of the rental cap and limited supply across prime locations, among others, have been driving growth in residential demand. Moreover, he anticipates additional major investments into the tourism, leisure and hospitality segments – a prediction backed by Dubai’s recent ranking as the top growth market for the MENA hotel industry in a global construction pipeline report.
These and other catalysts, Mr. Almoosa says, will continue to sustain Dubai’s dominance of the Middle East’s real estate landscape and will be further magnified as Dubai Expo 2020 draws near and casts the global spotlight on the emirate as an unrivalled leisure, lifestyle and business haven.
Mr. Almoosa said: “Industry figures and current market movements affirm that Dubai’s real estate performance has exceeded previous expectations and is on track to enjoy an extended period of profitability and stability. The durability of the market will only be strengthened as Dubai Expo 2020 approaches and we attract a global audience to the diversity, flexibility and magnitude of the emirate’s property offerings. Occupying more than 41 million square feet, Falconcity of Wonders is a sprawling residential, tourist, entertainment and recreational complex shaped in the form of a Falcon in tribute to the UAE’s emblem, cultural and heritage. The mega development embraces the cultures of the world with its contemporary and unique structures that are inspired by the “Wonders of the World” – including the Leaning Tower of Pisa, the Eiffel Tower, the Pyramids of Giza and the Hanging Gardens of Babylon to name a few.

الإمارات، 24 أكتوبر 2015 - من المتوقع أن يستمر النمو والاستقرار الذي شهدتهما دبي خلال العام وترسيخ ازدهارها القوي في أواخر عام 2015 والسنوات القادمة، كما قال السيد سالم الموسى، رئيس مجلس الإدارة والمدير العام لشركة "فالكن سيتي أوف وندرز". وأضاف أن أبرز العوامل التي تدعم هذا الإزدهار تكمن في مكانة دبي المتقدمة كمركز تجاري وسياحي، وارتفاع عدد المواطنين والمقيمين، وإعتبارها وجهة جذب رئيسية للمستثمرين الدوليين بالإضافة إلى التمويل الحكومي المستمر لمشاريع البنية التحتية الرئيسية.
وأوضح الموسى بأن المعاملات العقارية في الربع الأول من سنة 2015 تجاوزت 64 مليار درهم إماراتي، وأن عدد كبيراً من المعاملات تمت من قبل المستثمرين الأجانب. وأكد الموسى أن تعديل قانون الإيجار والعرض المحدود في المواقع الرئيسية من بين أمور أخرى، هي الدافع الرئيسي التي أدت إلى نمو الطلب على الوحدات السكنية. وأضاف إلى أنه من المتوقع زيادة الإستثمارات في قطاع السياحة والترفيه وقطاعات الضيافة بعد حصول دبي مؤخراً على المركز الرئيسي كأفضل سوق في نمو قطاع الفندقة لمنطقة الشرق الأوسط وشمال أفريقيا ضمن تقرير عالمي للإنشاءات.
وأضاف الموسى: "ستحافظ هذه الحوافز وغيرها على ريادة دبي ضمن سوق القطاع العقاري في منطقة الشرق الأوسط،، وستزداد قوتها مع إقتراب معرض إكسبو دبي 2020 الذي سيجذب أنظار العالم إلى الإمارة بإعتبارها وجهة مثالية وملاذاً للأعمال والترفيه".
وتابع السيد سالم الموسى: "تؤكد الأرقام وتحركات السوق الحالية أن أداء دبي في القطاع العقاري قد تخطّى التوقعات السابقة، وبالتالي فإن السوق على المسار الصحيح من الأرباح والاستقرار. وسيزداد السوق قوة مع اقتراب "إكسبو دبي 2020" الذي سيستقطب زوار من كافة أنحاء الذين ستتاح لهم فرصة التعرف على التنوع والمرونة وضخامة العروض العقارية في الإمارة. ويبدو هذا التفاؤل واضحاً في مشروع "فالكن سيتي اوف وندرز"، المتعدد الأغراض والمتمثل في "العالم في مدينة"، إذ ازداد الطلب عليه نظراً لتماشيه مع مكانة دبي الريادية كوجهة عالمية للترفيه، والمكان المفضّل للمستثمرين العقاريين والمطورين والمشترين للقيام بأعمالهم التجارية."
ويعد مشروع "فالكن سيتي أوف وندرز"، الذي يغطي مساحة تتجاوز 41 مليون قدم مربع، مجمعاً سكنياً وسياحياً وترفيهياً ضخماً يتخذ شكل الصقر الذي يمثل شعار دولة الإمارات ويرمز إلى عراقة التراث الثقافي الإماراتي. ويحتضن المشروع حضارات العالم التي تمثل "عجائب الدنيا"، بما في ذلك برج بيزا المائل وبرج إيفل وأهرامات الجيزة وحدائق بابل المعلقة وغيرها.
ويضم المشروع أكثر من 5,500 شقة وفيلا مستوحاة من تصاميم معمارية عالمية المستوى، والتي تتميز بمواقع وأحجام متنوعة لتلبية مختلف احتياجات المستثمرين العملاء. وعند اكتمال المشروع، من المقرر أن يضم مراكز تجارية وحديقة "فن سيتي" ومراكز عائلية ومرافق رياضية ومؤسسات تعليمية.
