Smart technology is key to enhanced FM services

ETA Facilities Management, a facilities management (FM) company, announced that it is implementing smart solutions in its key business areas in the UAE, especially in its Workforce Management (WFM) and logistics operations. The strategic move is a key addition to the UAE’s smart urban infrastructure initiatives in line with the country’s ongoing smart transformation efforts. It will also help further reinforce the country’s status as a key market for integrated FM services. This is in light of the growing local real estate industry buoyed by preparations for World Expo 2020.
Smart solutions bring FM services to a new level of excellence, paving the way for smart building management. The solutions provide seamless monitoring of operations using advanced technologies such as the monitoring of the total distance travelled by lift, excessive vibration of cooling fans, and monitoring of heat water and air flows. Smart logistics is also gaining momentum especially in providing soft FM services such as cleaning and gardening. Smart logistics is an effective and cost-efficient tool in managing design as well as planning and controlling supply chain processes.
State-of-the-art sensors are one example of smart solutions that have been proven to be highly effective in FM and asset conservation. For example, they can monitor the buildings’ occupancy rates, providing essential information to show their impact on overall maintenance costs and asset lifespan. Through the adoption of an advanced technology, unnecessary delivery of services and expenses can be reduced and the rate of breakdowns can be decreased. This can be done by easily gathering and processing data for appropriate trend analyzing and modeling.

أعلنت "إي. تي. أيه. لإدارة المرافق" (ETA Facilities Management)، الشركة الرائدة في توفير خدمات إدارة المرافق، عن أنها بصدد تطبيق الحلول اللوجستية الذكية، بما فيها نظام "إدارة القوى العاملة" (WFM)، في إطار عملياتها التشغيلية الرئيسية في دولة الإمارات، في سبيل ضمان تحسين عمليات تنظيم القوى العاملة وإدارة الأصول وأسطول السيارات. وتأتي الخطوة بالتزامن مع النمو المطّرد الذي يشهده قطاع إدارة المرافق المحلي، وسط توقعات بأن تصل قيمته إلى 10,5 مليار دولار أمريكي بحلول نهاية العام الجاري وإلى 14 مليار دولار بحلول العام 2018.
وتسعى "إي. تي. أيه. لإدارة المرافق"، عبر تبنّي الحلول الذكية الجديدة، إلى تطبيق نظام متطور لإدارة أسطول السيارت المخصصة لنقل عمال التنظيف والمهندسين وعمال البستنة وفنيي مكافحة الحشرات وغيرهم من الموظفين إلى مواقع العمل يومياً. ويتمحور نطاق عمل النظام أيضاً حول توفير معلومات موثوقة ومحدّثة لضمان إدارة المباني الذكية بكفاءة عالية، من خلال الحد من تكاليف استخدام الموارد، بما في ذلك المواد والمعدّات والتكنولوجيا.

وتعتبر الحلول الذكية من بين أبرز الاتجاهات الناشئة التي تدفع عجلة نمو قطاع إدارة المرافق في منطقة الخليج العربي. وتبرز دولة الإمارات كإحدى أهم أسواق إدارة المرافق في منطقة الشرق الأوسط، إذ تشير الإحصائيات المتخصصة إلى أنّ القطاع يسجل نمواً بمعدل سنوي مركّب يبلغ 9.9%.
وتحظى أجهزة الاستشعار المتطورة والنظم الذكية باهتمام لافت، كونها تستخدم لمراقبة سير العمليات التشغيلية في المباني بسهولة تامة وتحسين إجراءات الصيانة الوقائية. وتتيح أيضاً إمكانية مراقبة معدلات الحرارة ومستويات تدفق المياه وتكييف الهواء بكفاءة وفعالية تامة، فضلاً عن تتبع المسافة الإجمالية التي يقطعها المصعد الكهربائي أو الاهتزاز الزائد لمراوح التبريد. كما يمكن الاعتماد على هذا النوع من الحلول الذكية لرصد وتحليل الآثار المترتبة عن زيادة معدلات الإشغال في المباني. وتساهم الصيانة الوقائية وتتبع الأصول إلى حد كبير في الحد من التكاليف الإجمالية لإدارة المرافق وزيادة قيمة الأصول.
