وقال أليكس مايكلز، مدير التحليلات لدى جارتنر: "يواجه قادة الأمن السيبراني هذا العام واقعاً جديداً نتيجة تزامن هذه العوامل، وهو ما يضع فرقهم أمام تحديات متزايدة في بيئة تتغير باستمرار. ويستلزم ذلك اعتماد أساليب مختلفة في إدارة المخاطر السيبرانية، وتعزيز الجاهزية التشغيلية، وتحسين توظيف الموارد".

 

وسيكون للاتجاهات الستة التالية تأثير واسع على تطوير أنظمة الحوكمة، وتأمين مجالات جديدة، وتوسيع اعتماد الذكاء الاصطناعي على نطاق مؤسسي.

 

الاتجاه الأول: الذكاء الاصطناعي القائم على الوكلاء يفرض متطلبات جديدة للرقابة في مجال الأمن السيبراني

يشهد استخدام الذكاء الاصطناعي القائم على الوكلاء ارتفاعاً كبيراً بين الموظفين والمطورين، ما يؤدي إلى ظهور نقاط ضعف أمنية جديدة. وتسهم منصات التطوير من دون تعليمات برمجية أو بأقل قدر منها، إلى جانب أساليب البرمجة التلقائية المدعومة بالذكاء الاصطناعي، في زيادة هذا التوسع، الأمر الذي يؤدي إلى انتشار وكلاء ذكاء اصطناعي غير خاضعين للإدارة، وكتابة شيفرات غير محمية، وارتفاع مخاطر عدم الامتثال للمتطلبات التنظيمية.

 

وقال أليكس مايكلز، مدير التحليلات لدى جارتنر: "على الرغم من أن وكلاء الذكاء الاصطناعي وأدوات الأتمتة باتت أكثر سهولة في التبني وأكثر قابلية للاستخدام داخل المؤسسات، فإن الحوكمة تبقى عنصراً أساسياً. ويتعين على قادة الأمن السيبراني تحديد الوكلاء المصرح بهم وغير المصرح بهم، وتطبيق ضوابط واضحة على كل منهم، وإعداد خطط استجابة للحوادث للتعامل مع المخاطر المحتملة".

 

الاتجاه الثاني: عدم استقرار القوانين عالمياً يجعل الأمن السيبراني أولوية لحماية استمرارية الأعمال

أدت التحولات الجيوسياسية وتطور المتطلبات التنظيمية الدولية إلى جعل الأمن السيبراني خطر بالغ الأهمية على الأعمال، لما له من تأثير مباشر في قدرة المؤسسات على الصمود والاستمرارية. ومع اتجاه الجهات التنظيمية إلى تحميل مجالس الإدارة والإدارة التنفيذية مسؤولية الإخفاق في الامتثال، فإن التقاعس قد يترتب عليه غرامات كبيرة، وخسائر تجارية، وأضرار دائمة بالسمعة المؤسسية.

 

وتوصي جارتنر قادة الأمن السيبراني بإرساء تعاون منظم بين الفرق القانونية والتجارية وفرق المشتريات، بما يضمن وضوح المسؤوليات المتعلقة بالمخاطر السيبرانية. كما أن مواءمة أطر الضبط والرقابة مع المعايير المعتمدة، ومعالجة قضايا سيادة البيانات، من شأنه أن يحدّ من فجوات الامتثال التنظيمي.

 

الاتجاه الثالث: الحوسبة ما بعد الكمومية تدخل حيّز التنفيذ العملي

تتوقع شركة جارتنر أن يؤدي التقدم في الحوسبة الكمومية إلى جعل تقنيات التشفير غير المتماثل، التي تعتمد عليها المؤسسات لحماية بياناتها وأنظمتها، غير كافية بحلول عام 2030. ولذلك، يصبح من الضروري اعتماد بدائل التشفير ما بعد الكمومية من الآن لتفادي مخاطر اختراق البيانات، والمسائلة القانونية، والخسائر المالية الناتجة عن هجمات "الجمع الآن وفك التشفير لاحقًا" التي تستهدف البيانات الحساسة طويلة الأجل.

الاتجاه الرابع: إدارة الهوية والوصول تتكيف مع وكلاء الذكاء الاصطناعي

يفرض انتشار وكلاء الذكاء الاصطناعي تحديات جديدة على استراتيجيات إدارة الهوية والصلاحيات، خصوصًا في تسجيل هويات هذه الوكلاء، وتنظيم صلاحياتهم، وأتمتة بيانات الدخول الخاصة بهم، وتحديد ما يُسمح لهم بتنفيذه وفق السياسات المعتمدة. وإذا لم تُعالج هذه الجوانب، فسترتفع مخاطر الحوادث السيبرانية المرتبطة بإساءة استخدام الصلاحيات مع زيادة الاعتماد على الوكلاء المستقلين.

 

وتوصي جارتنر باتباع نهج عملي قائم على تقييم المخاطر، عبر تركيز الاستثمارات على المجالات الأكثر عرضة للثغرات، والاستفادة من الأتمتة حيثما أمكن. ويعد هذا النهج ضرورياً لدعم الابتكار، وضمان الالتزام بالمتطلبات التنظيمية، وحماية الأصول الحساسة في البيئات المعتمدة على الذكاء الاصطناعي.

 

الاتجاه الخامس: حلول مراكز عمليات الأمن المعتمدة على الذكاء الاصطناعي تغير من أساليب العمل التقليدية

مع سعي المؤسسات إلى تقليل التكاليف وتزايد اعتمادها على الذكاء الاصطناعي، بدأت تظهر مراكز عمليات أمن مدعومة بهذه التقنيات، ما يضيف تعقيدات جديدة إلى العمل اليومي. ويؤدي ذلك إلى زيادة الضغط على الموظفين، وارتفاع الحاجة إلى تطوير مهاراتهم، وتغير تكاليف أدوات الذكاء الاصطناعي، رغم أن هذه الحلول تسهم في تحسين فرز التنبيهات وتسريع التحقيق في الحوادث.

الاتجاه السادس: الذكاء الاصطناعي التوليدي يغيّر أساليب التوعية التقليدية بالأمن السيبراني

مع تسارع استخدام الذكاء الاصطناعي التوليد، لم تعد برامج التوعية الأمنية الحالية كافية للحد من مخاطر الأمن السيبراني. وتظهر دراسة أجرتها جارتنر على 175 موظف بين مايو ونوفمبر 2025 أن أكثر من 57% يستخدمون حساباتهم الشخصية للذكاء الاصطناعي في العمل، بينما أقر 33% منهم بإدخال بيانات حساسة في أدوات غير معتمدة.

 

وتوصي جارتنر بالانتقال من برامج التوعية العامة إلى برامج تدريب وسلوك مرنة تتضمن مهام مرتبطة بالذكاء الاصطناعي. كما أن تعزيز الحوكمة، وترسيخ الممارسات الآمنة، ووضع سياسات واضحة للاستخدام المصرح به، يساعد على تقليل مخاطر انتهاك الخصوصية وفقدان الملكية الفكرية.

جامعة سانت جورج تطلق شراكة مع الجامعة الأميركية بالقاهرة لتمكين الطلبة الطامحين لدخول مجال الطب

Record-Breaking 2025: Dubai’s Commercial Property Market Reaches AED 136 Billion, Led by Offices and Institutional Capital

 

 

 

Dubai’s commercial property market closed 2025 with its strongest performance on record, reinforcing the emirate’s position as one of the world’s most compelling destinations for commercial real estate investment.

 

According to CRC Property’s FY 2025 Commercial Property Market Report, total commercial sales value reached AED 136 billion, representing a 41% year-on-year increase, while transaction volumes rose 14% to 13,377 deals; the highest annual total ever recorded.

While activity remained robust across the year, momentum intensified sharply in the final quarter. Q4 alone accounted for approximately AED 45 billion in sales value, following a 48% quarter-on-quarter surge, while transaction volumes grew at a more measured pace. This widening gap between value and volume highlights a defining theme of 2025: the growing dominance of higher-ticket transactions and institutional-grade assets.

Secondary Market Dominance, With Off-Plan Momentum Building

Dubai’s commercial market in 2025 was overwhelmingly driven by secondary sales. Ready assets accounted for nearly three-quarters of all transactions and an even more pronounced share of total value. In absolute terms, secondary sales reached AED 126 billion, underscoring investor preference for stabilised, income-generating stock.

Off-plan transaction volumes expanded significantly year-on-year, accounting for 27% of total deals, while sales value recorded even sharper growth, reflecting rising confidence in new commercial launches and an increase in higher-value off-plan deals. While secondary assets remain the market’s anchor, this acceleration signals a more balanced pipeline emerging for future years.

Institutional Capital Targets Strategic Commercial Land

One of the most notable shifts in 2025 was the sharpened focus on commercial land. Offices, land and retail were the primary drivers of growth, supported by strong occupier demand and constrained Grade A supply. Strategic commercial plots are increasingly being viewed as a core institutional asset class, particularly as competition intensifies for well-located sites.

This trend is reinforced by the entry and expansion of major global asset managers, including BlackRock, Brookfield, KKR, Apollo, Carlyle, Citadel and AXA Investment Managers, signalling growing long-term conviction in Dubai’s commercial fundamentals and its role as a regional headquarters hub.

“With Grade A supply constrained and occupier demand rising, competition for prime commercial land is intensifying,” Behnam Bargh, Managing Director of CRC Property stated. “Institutional capital is positioning early, recognising that land-led strategies will underpin Dubai’s next phase of commercial development.”

Office Sales Lead the Upswing

The office sector was a standout performer in 2025. Transaction volumes climbed more than 50% year-on-year, while total sales value more than doubled to AED 13 billion. The outsized increase in value relative to volumes highlights rising average deal sizes and firmer pricing for quality stock.

Momentum strengthened further in Q4, supported by large-scale strata transactions and year-end corporate acquisitions. Demand continues to be fuelled by Dubai’s business expansion cycle, including new company formations, multinational firms scaling regional headquarters and sustained growth across finance, professional services, technology and trade-related sectors.

Prices Hit New Highs as Buyer Demand Accelerates

Secondary office sale prices reached an all-time high in 2025, climbing to AED 1,759 per square foot. Values have now more than doubled from post-pandemic lows, driven by tight availability of ready stock and strong competition for Grade A strata offices in prime business districts.

CRC Property’s internal demand indicators point to accelerating buyer appetite throughout the year. Buyer enquiries rose sharply year-on-year and continued to build into Q4, signalling sustained confidence rather than a late-cycle slowdown.

On the leasing side, flexibility remained a defining feature of market behaviour. Four-cheque payment structures dominated leasing transactions, highlighting tenants’ focus on cashflow management and landlords’ willingness to accommodate flexible terms to secure occupiers.
